Nevada Eviction Laws

On June 12, 2019 S.B. 151 was signed by the Governor and will become effective on July 1, 2019.

This bill makes the following critical changes to Nevada’s residential tenant laws:

  • 5-Day Notices to Pay or Quit will be changed to 7-Day Notices to Pay or Quit.
  • Landlords can no longer serve Notices to Pay or Quit to tenants.
  • Only the sheriff, a licensed process server, or the agent of an attorney licensed to practice law in Nevada can serve 7-Day Notices.
  • An eviction cannot be granted unless there is proof that the sheriff, a licensed process server, or the agent of an attorney served the Notice to Pay or Quit.

If you are a landlord who is currently serving eviction notices, including Notices to Pay or Quit, or you use a company that is not a licensed process server, you will need to re-think how you serve notices.
